The Wassaic Project (WP) is a nonprofit that uses art and arts education to foster positive social change. It nurtures connections between artists and neighbors, encouraging expanded perspectives, mutual respect, and engagement across economic and cultural lines.

Maxon Mills is an 8,000-square-foot art complex in a historic grain mill. Portions of the facility that house the Welcome Center, Art Nest educational space, artist studios and administrative offices are insufficiently climatized and rely on propane heat. WP is reconfiguring the layout of programmed spaces so that the most in-demand spaces are also the most accessible. 

As part of its commitment to sustainability, community access, and responsible stewardship of historic spaces—like the Maxon Mills grain elevator—the Wassaic Project has set a goal of achieving carbon neutrality by 2040. A FCI 2023-supported energy audit prioritized addressing insulation and an aging HVAC. A FCI 2025 Implementation grant will support upgrading the HVAC system from propane to electric; replacing doors with efficient models; adding foam and rockwool insulation to floors, walls and around windows (needed in 50 percent of the space); and sealing the space against air and moisture infiltration. 

By integrating green infrastructure with inclusive design and arts-driven community building, this initiative exemplifies Wassaic’s holistic approach. It not only advances their carbon-neutral commitment but also strengthens the accessibility and resilience of shared creative environments. Through these efforts—bridging art, education, and environmental responsibility—the Wassaic Project reinforces its vision of social inclusion, energy and financial sustainability, and long‑term community vitality.

Milestones

  • Provide overall site energy savings of 75 MMBTU annually

  • Increase ADA accessibility and fire safety

  • Convert the HVAC system from propane to electric

  • Insulate and weatherproof both programmatic and administrative areas
